I have been shooting in studio and public outdoor spaces but want to start doing more commercial lifestyle shoots at my local small businesses coffee shop, brewery, bakery, etc. I understand I will need a property release but wanted to ask the best way to go about gaining access to private business locations? Is it customary to pay to use the space and if so how much? Or see if they'll do a trade for photos? Best way to ask if staff would be willing to model, if so how much should they be paid?

i tell them I will take professional photos for them to use for free if they sign a model and property release. give them a card with your website showing your best work and ask them to look at it. most agree.
