I have been shooting in studio and public outdoor spaces but want to start doing more commercial lifestyle in my local coffee shop, brewery, bakery, etc. I understand I will need a property release but wanted to ask the best way to go about gaining access to private business locations? Is it customary to pay to use the space? If so how much? Or see if they'll do a trade for photos? Best way to ask if staff would be willing to model, if so how much should they be paid?

I do both.  Sometimes I trade and sometimes I pay.  I will usually offer both when first contacting the owner or media person.  Sometimes you can just tell what they'd be open to. 

I tend not to use employees, especially if it is a professional location.  Like I'll bring in people to play bartender or server or doctors.
